WHY WE CLOSED OUR SUCCESFULLY RUNNING BUSINESS KABOB REPUBLIC

Reason for closure and the building inspection reports of the location from the Business Insurance and Independent Inspectors.

Kitchen wood floor foundation started sinking right after Landlord hired a contractor to fix it and requested the cheapest solution according to the contractor’s confession. Then every single day the kitchen floor again started sinking. Employees would get injured if we would continue operating or maybe the building would be totally collapse and even customers or people passing by would get hurt. Landlord blamed our employees for mopping and washing the floor and expected our business insurance to pay for the damage. Insurance inspectors and independent Structural, Geo and Civil engineers inspected the building and reported that it was an initial major construction problem and renter’s insurance wouldn’t cover it. The building BUILT wrong all the way from beginning and it’s NOT a proper building to run business in it. They also reported that a proper fix would cost at least $700K+. Landlord again brought the same contractor for a quick temporary repair. We asked for a permanent solution since we couldn’t afford these repetitive business closures because of the wood foundation floor issues. Greedy landlord and his poor property management skills caused us lose our successful hard earned business and investments(right about $650K). Cal/OSHA, City of Costa Mesa, Health department, fire department advised us to move out immediately! Business owner Chef Ekrem, announced to be the local hero of Orange County during pandemic days and had been awarded with great reviews on OC Register 5 times and ABC Eyewitness News had to go through 2 heart surgeries and several eye surgeries because of the stress that he had to go through because of these issues. After many conversations, negotiations with the landlord, and finding out that the landlord will never provide a proper permanent floor construction, we decided that we would close our business which we loved more than everything. So, now you know why we closed Kabob Republic.

If anyone likes to lease the location I would NOT recommend it because, landlord is a SCAMMER and it will cost $700k+ to fix the building and it will at least take 20 months to fix it. Please check with City of Costa Mesa also. Building has way too many problems!!!!!!
